We are seeking a skilled and experienced Maintenance Manager to oversee the day-to-day operations of our 160 studio unit property in Tallahassee, Florida. The ideal candidate will be responsible for maintaining the overall appearance, safety, and functionality of the property, ensuring all building systems, equipment, and units are in excellent condition. This is a hands-on leadership role where the Maintenance Manager will supervise a team of maintenance technicians and work closely with property management to provide exceptional service to our residents.
Key Responsibilities:
- Oversee the maintenance operations for all 160 studio units, including common areas and building systems.
- Perform routine inspections of the property to identify and address any maintenance issues.
- Supervise and train a team of maintenance staff, ensuring high standards of work and safety.
- Respond to and resolve maintenance requests from residents in a timely and professional manner.
- Perform repairs on plumbing, electrical, HVAC, and other building systems.
- Manage the inventory of maintenance supplies and equipment.
- Coordinate with vendors and contractors for specialized services or repairs.
- Ensure compliance with local codes, safety regulations, and property policies.
- Conduct regular preventative maintenance and safety checks.
- Keep detailed records of maintenance work, service requests, and inspections.
- Assist with preparing units for new tenants, including repairs, cleaning, and minor upgrades.
- Manage and assist in emergency repairs when necessary, especially during non-business hours.
Qualifications:
- Proven experience as a Maintenance Manager or similar role in property management or a multi-unit building.
- Strong knowledge of building systems (HVAC, plumbing, electrical, etc.).
- Ability to supervise and lead a team of maintenance technicians.
- Strong organizational and time-management skills.
- Excellent communication skills, both verbal and written.
- Ability to respond to emergency situations promptly and professionally.
- Ability to lift heavy objects, climb ladders, and perform physical tasks.
- Familiarity with safety procedures and local building codes.
- A valid driver’s license and reliable transportation.
- Certification in HVAC, plumbing, or electrical preferred but not required.
