Position Summary: This position will primarily facilitate various aspects of the Dividend Capital 1031 exchange program, which allows investors to exchange real property for interests in a Delaware Statutory Trust.
Essential Job Duties: - Coordinate various aspects of Dividend Capital 1031 exchange program
- Facilitate real estate closings to place existing Dividend Capital properties into the Delaware Statutory Trust (DST) program structure
- Facilitate all aspects of individual investor closings
- Facilitate related correspondence with qualified exchange intermediaries, internal business team members, and outside counsel
- Coordinate all necessary communications with investors and their financial advisors
- Track important dates and deadlines
- Facilitate exchange of DST interests into operating partnership units if and when the applicable options are exercised
- Handle investor communications post-investment, including facilitating questions and answers
- Review leases and lease abstracts
- Maintain and update various databases
- Coordinate background and credit checks on subject individuals
- Coordinate litigation and background searches; summarize results
- Assist with other aspects of real estate and corporate due diligence
Required Knowledge, Skills and Abilities: - A Bachelor's Degree or equivalent
- A minimum of three years' direct experience in closing commercial real estate transactions
- Experience in 1031 real estate exchanges and/or financial securities industry a plus
- Working knowledge of real estate transactions and related documents such as leases, purchase agreements, and loan documents.
- Ability to learn quickly and apply company policies, procedures, operations, and industry practices
- Ability to work independently and successfully juggle multiple time sensitive projects
- Excellent organization and management skills with a high focus on attention to detail
- Outstanding verbal and written communication skills
- Willingness to be a team player and jump in to help on a variety of projects
- Ability to effectively interact with a diverse group of people at all levels required
- Experience using Microsoft Word and Excel ; Salesforce experience a plus
- Self-motivated, driven, and team-oriented skill set required
- Ability to maintain confidentiality and use discretion in the dissemination of information
