Position Overview:
Avenue 5 Residential is seeking a skilled Floating Maintenance Supervisor to oversee maintenance operations across multiple apartment communities in the New Braunfels and San Antonio areas. This role requires a dependable, self-motivated individual capable of troubleshooting, supervising maintenance tasks, and ensuring the smooth operation of assigned properties. Daily travel is required between communities to address maintenance needs efficiently.

Key Responsibilities:

• Oversee and complete daily maintenance activities across various properties, including plumbing, HVAC, electrical, and general repairs.
• Supervise, train, and support onsite maintenance teams to meet performance and safety standards.
• Respond to service requests and emergency maintenance issues promptly.
• Conduct routine property inspections to ensure compliance with safety protocols and company policies.
• Monitor and manage inventory of tools, equipment, and supplies.
• Assist in coordinating vendor services and managing third-party contractors as needed.
• Ensure timely preparation of apartment units for move-ins.
• Collaborate with property managers and onsite staff to ensure high resident satisfaction.
• Prepare and maintain maintenance logs, work orders, and reports for assigned communities.
• Participate in the development and management of maintenance budgets.

Qualifications:

• 3-5 years of experience in multifamily property maintenance or a related field.
• HVAC certification preferred (EPA Type I/II or Universal).
• Strong working knowledge of plumbing, electrical, carpentry, and general maintenance.
• Ability to manage and train onsite maintenance teams.
• Excellent problem-solving and communication skills.
• Valid driver’s license and reliable transportation required for daily travel.
• Ability to participate in an on-call rotation and respond to after-hours emergencies.
