Position Overview: The Asset Management Operations Department is responsible for protecting and enhancing the value of City-owned real estate assets and to serve the operational needs of tenant businesses. In addition, the Department collects lease and fee income revenue for EDC and assists EDC in the allocation of resources among its properties.
This is a Lead Mechanic position that will provide general maintenance, preventive maintenance, predictive maintenance, inspections, and troubleshooting tasks of systems at EDC properties as directed. Oversee the Operations and Maintenance of City-owned properties within the Asset Management portfolio at NYCEDC, specifically the Bush Terminal MiNY Campus in Brooklyn NY and other properties as assigned within the EDC portfolio.
Essential Duties & Responsibilities:
- Serves in a leadership capacity in the Facility/Field Management team, creating a positive work environment, ensuring accountability, cultivating a strong work ethic while also supporting the development of the team.
- Provides technical guidance and direction to Facility/Field Management team. Schedules and coordinates work assignments of maintenance personnel as directed by SVP.
- Ensures the team is following appropriate protocols, procedures and policies in the conduct of their work.
- Conducts regular inspection of assigned properties and advises supervisor of any maintenance needs.
- Works with and directs the agency’s contractors in resolving issues, complaints, and developing proposals to repair or improve facilities.
- Inspects work for contract conformance and reviews invoices.
- Performs preventive maintenance procedures on building mechanical equipment on a scheduled basis; inspects belts, checks fluid levels, replaces filters, greases bearings, seals, etc.; repairs or replaces broken parts.
- Performs basic maintenance repairs on systems including electrical, plumbing, HVAC, carpentry, masonry, paint and glass.
- Conducts minor maintenance repairs and maintains grounds and walks.
- Conducts maintenance internal repairs on EDC properties e.g. replace broken windows; repairs doors, door locks and closets; installs window blinds.
- Works in a supervisory capacity with custodial and security staff, and possesses a basic working knowledge of H.V.A.C., fire alarms, and other life safety systems, telephone, and security systems.
- Ensures all maintenance workers are following prescribed safety policies and guidelines.
- Prepares or reviews and maintains a wide variety of written reports and records, including personnel records, periodic progress reports, accident reports, utility location maps, maintenance requests and requisitions for section activities.
- Responds to emergency situations (24/7) as necessary if an emergency occurs.
- Applies logical thinking to diagnose issues/problems, collect data, establish facts and draw valid conclusions to solve root cause(s).
- Prepares in writing detailed and precise specifications for all contracted maintenance programs and arranges for public bidding as required.
- Researches new operational methods, techniques and equipment and recommends their application.
- Functional use of the corporate computer systems including use of SAP modules for maintenance, projects, and purchasing
- Duty Station and Site Reporting: This is an onsite position that requires a 5-day presence at the Teleport Campus with travel to our main office at One Liberty Plaza as needed.

Qualifications:
- High School diploma or equivalent
- 8+ years’ experience with working knowledge of maintenance and upkeep of commercial properties
- Working knowledge of construction and repair techniques.
- Experience in the following areas: electrical, plumbing, heating/air conditioning, drywall and equipment associated with trades.
- A working knowledge of building plans, including basic utilities information
- Supervisory skills including safety awareness of staff, budget control, scheduling, and staff development
- Ability to lift and carry objects weighing from 25 to 55 pounds.
- Valid New York State Driver’s License
- Ability to work occasionally in poor weather conditions, including heat, cold, rain, or snow
- 24 hour on-call response
- New York City residence is required within 180 days of hire
