Position
Reporting to a Facility Supervisor/Contract Manager, the Building Operator position within the FMO Division is primarily responsible to perform routine inspections, testing, maintenance and repairs to the building. The Building Operator will also be responsible for responding to work orders generated by our client and internal requests in a safe and efficient manner.
Duties and Responsibilities (include but are not limited to)
- Perform routine inspections, maintenance and repairs to building mechanical systems i.e. pumps, valves, etc.
- Perform routine inspections and tests on building Life Support System i.e. Fire Protection system, Medical Air/Gas and Emergency Generators etc.
- Perform routine inspections, maintenance and repairs to HVAC systems and related equipment i.e. air handling units, filters, AC split units, cooling towers, etc.
- Perform routine inspections, maintenance and repairs to door systems i.e. automatic overhead door systems, automatic door operators, push button operators, actuators, manual entry doors, etc.
- Reset overhead fire doors and trouble-shoot if/as required
- Complete general inspections and assessment of roofing materials/condition
- Provide guidance, support, access, and site escort services to sub-trades
- Maintain comfort levels to building environment through the computerized building automation system
- Perform shift tours, record and log equipment status, temperatures and pressures
- Start up/shut down major building equipment i.e. chillers, pumps, cooling towers, roof-top units, make-up air units, exhaust fans, distribution/supply fans, etc.
- Carryout water treatment duties on heating and cooling loops
- Monitor plumbing and general building maintenance duties i.e. replace washers, faucets, sinks, clear toilets and drains, sump pits and replace burnt fluorescent tubes and incandescent lamps
- Perform all types of general building maintenance and repairs as required

Employment Requirements
- Successful completion of a Power Engineer Certification Course – considered an asset
- Minimum 3-5 years’ experience in the maintenance and repair of complex building systems and equipment
- Previous experience in Plant Operation and General Maintenance
- Previous experience with BAS and HVAC systems
- Previous experience performing duties consistent with those of an HVAC Technician
- Excellent trouble shooting and interpersonal skills, combined with the ability to read blue-prints and follow verbal and written instructions
- Bending and lifting required – under 30kgs
- Must be able to work on ladders or scaffolding at various heights
- Must be able to work in confined spaces
- Excellent verbal and written communication skills required with the ability to follow instructions both written and verbal
- Ability to maintain a professional demeanor at all times with fellow employees and customers
- Clear and courteous two-way radio and/or telephone etiquette
- A team player committed to working in a quality environment
- Able to work independently with limited supervision
- Able to obtain site required Security Clearance
