As an important component of improving renters’ journey, Tripalink launched an App that allows renters to search for apartments, e-sign the lease agreement, manage their home including paying rent, requesting maintenance and cleaning, call community shuttles, use community perks, and sign up for various events etc. With ever-evolving physical living products and technology-empowered operations, Tripalink can provide the best living experience for its target renters. The company currently manages about 10,000 units in Los Angeles, Irvine, Seattle, Philadelphia, Pittsburgh, Tucson, Austin, Chicago, San Francisco, and Berkeley.

Responsibilities:

  • Develops and implements a semi-annual turn process to align with fall and spring semester move-in and move-outs
  • Develops the annual budget(s) for the properties comprising the assigned portfolio, including projected occupancy, move-ins and move-outs, COE, etc.
  • Ensures that the portfolio and individual communities meet the established operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and developing and implementing appropriate action plans to achieve results.
  • Provides effective and thoughtful leadership to the team of PMs and Service personnel by interviewing, hiring, and training team members, and by managing their performance in accordance with TPM policies, values, and business practices. Oversees the appropriate and adequate staffing for each portfolio.
  • Tracks performance of portfolio through daily, weekly, monthly and or quarterly reporting to Senior Management, Clients and Owners.
  • Supports Leasing Manager in the efforts to successfully lease, market and retain new and existing residents.
  • Ensures that the appearance and physical aspects of the properties meets TPM's standards through routine site and safety inspections, and communicates concerns and requests for capital as needed to provide for the physical upkeep of each property in the portfolio.
  • Supervises the work order, upkeep and turn process of each asset by regularly reviewing results, semi-monthly inspections of physical assets, and evaluating the services from vendors, consultants, and other contractors.
  • Maintains current relationships with vendors and procures new vendors when necessary and to ensure TPM maintains competitive costs on services and goods
  • Completes various human resources, financial, administrative, and other reports and analysis, and performs other duties as assigned or as necessary. 

Qualifications:

  • Two or more years, at the Property Manager level or higher, working in Student Housings required
  • Two or more years supervising other managers required in a General Manager, Area Manager or Regional Manager capacity
  • Conventional Regional or Area Manager experience desired
  • Ability to work well under pressure during fast-paced student housing unit-turn season
  • USC, UCLA and or UCI experience preferred but not required
  • Excellent communication skills, both written and oral
  • Bilingual in Chinese or Spanish a plus

The compensation range reflects a good faith estimate of starting base pay for employment at the time of posting. Compensation isis based on geographic location and individual pay decisions will vary based on demonstrated job-related skills, knowledge, experience, education, certifications, etc.
Corporate Positions: In addition to the base salary, may be eligible for an annual performance bonus that is based on individual and company performance.

Onsite Positions: In addition to the base salary, may be eligible for a discretionary monthly and/or quarterly bonus based on budget.
