As the Director of Asset Management, you will lead and oversee the company's asset management initiatives, driving strategic decisions and ensuring optimal performance of our investment portfolio. This role requires a seasoned professional and extensive experience in real estate asset management, strong analytical skills, and the ability to lead a diverse team in a highly collaborative environment.
Responsibilities
- Property and Fund Analysis
- Prepare forecasts, cash flow modeling, sensitivity testing, and other analyses to map out a clear capital plan and path to return of investor capital.
- Analyze property operations and financials compared to proforma to inform investment decisions.
- Complete hold/sell/refinance analyses and present outcomes of various scenarios.
- Prepare quarterly Investment Committee presentation materials.
- Understand and monitor investment structures and business terms of loan documents, operating and management agreements, organization charts, etc.
- Confirm transaction accounting aligns with closing documentation.
- Create 5-year investment plan outline for existing/new properties to be handed off to the operations team.
- JV Partner Reporting and Liaison
- Manage monthly reporting to our partners.
- Point of contact for JV Asset Management teams for requests, approvals, and questions.
- Budgeting, Forecasting, and Reporting
- Oversee annual capital and operational budgeting for the portfolio.
- Evaluate current Excel budget model – either redesign or implement new software for 2026 annual budgets.
- Direct quarterly reforecasting process.
- Manage budget creation for new acquisitions.
- Oversee corporate budget creation, and monthly reporting of variance analysis.
- Lender Reporting
- Oversee quarterly/annual lender financial reporting
- Direct the reporting and compliance of life safety and other lender-required repairs, and ensure timely completion of projects.
- Licenses and Entities
- Oversee License Team to ensure compliance with all required operational and dealer licenses.
- Manage our 3rd party service provider for our entity filings to ensure all entities remain in good standing.
- Cash Management
- Oversee forecasting and reporting on fund-level cash.
- Review and approve capital budget requests.
- Team Management and Leadership
- Cultivate employee satisfaction within your team
- Ensure team is accomplishing its responsibilities and provide regular reporting of the same e.g. licensing, entity management, etc.
- Consistently execute Havenpark’s standard operating procedures and policies to achieve full operational excellence.
- Demonstrate Havenpark’s core values through interactions with staff and residents.
- Communicate with team members at all levels (i.e., direct reports, field and home office staff, senior management, etc.) regularly to align company priorities and goals.
- Property Tax Oversight & Appeals
- Oversee property tax appeals process, including tracking and reporting of assessments and progress of appeals.
- Track the tax assessment process in each jurisdiction (when and how often taxes are assessed, method of assessment, timing of appeals, etc.).
- Oversee quarterly property tax reporting (assessment changes, appeal updates, etc.) to senior management.
Qualifications
- Education:
- Minimum of bachelor’s degree in a related field.
- Experience:
- 5+ years’ experience in real estate asset management or analysis (manufactured housing or multifamily preferred, not required).
- A general understanding of real estate finance is a plus.
- Significant experience in budgeting, strategic planning, and reporting.
- Physical Demands:
- You can spend long hours sitting while using office equipment, such as computers. This position will also require walking within the office and occasional travel.
