Position Overview: The Asset Management Operations Department is responsible for protecting and enhancing the value of City-owned real estate assets and to serve the operational needs of tenant businesses. In addition, the Department collects lease and fee income revenue for EDC and assists EDC in the allocation of resources among its properties. 
 
Your Role:This is a non-supervisory Assistant Site Supervisor field position that will oversee the Operations and Maintenance (O&M) of City-owned properties within the Asset Management portfolio at NYCEDC, specifically the Red Hook Terminal Campus in Brooklyn and other properties as assigned within the EDC portfolioThe Red Hook Campus is comprised of Piers 12 through 7 and their associated upland sections and pier sheds. 

Essential Duties & Responsibilities:

  • Maintenance & Repairs: Perform preventive maintenance, repairs, and emergency services on EDC properties as directed, including but not limited to low voltage electrical equipment/systems, plumbing, heating ventilation and air conditioner (HVAC), mechanical systems, carpentry, painting, masonry and other general repair needs. In-house repairs should be done.
    • Contracted Repairs: For repairs and maintenance needs that fall outside of general repair, liaise and coordinate needed services with Site Supervisor and Facility Director.  Provide access and escort contractors for retained services as needed.  Contractors should not be left to their own devices and should be always accompanied by EDC personnel when performing a repair/service.
  • Inspections & Work Orders: Partner with EDC Facility Director ensure that the campus and its facilities are routinely inspected, and work orders are logged appropriately in accordance with EDC requirements.  Ensure direct reports are properly tasked and equipped to log and perform scheduled inspections and work orders. 
  • Field Management: Assist in management of contracted retainer workers. Support and aid in the coordination of contactor site visits and or repairs. 
  • Emergency Response: Must be available and responsive 24/7 to handle emergencies, providing critical decision-making support. Specific to the Red Hook Terminal Campus, manage the unique fire suppression system controlled by two pump houses. These are essential for operating sprinklers in the pier sheds and hydrants in the uplands, requiring vigilant monitoring and maintenance as needed. 
  • Snow Removal: During snow events that require removal duties, partner with the team to establish logistics plans to address removal duties and coordinate with appropriate contractors to ensure there is coverage. 
  • Duty Station and Site Reporting: This is an onsite position that requires a 5-day presence at the Red Hook Terminal Campus with travel to our main office at One Liberty Plaza as needed.  Work schedule may include weekend coverage and is subject to manager approval/consideration. 
  • Other duties as assigned. 

Requirements:

  • High School diploma or equivalent 
  • Ability to acquire and maintain TWIC certification. 
  • 5+ years of experience required with working knowledge in maintenance, inspections and repairs. 
  • Ability to utilize handheld and desktop computer devices to input work orders and record work. 
  • Must maintain a valid NYS Commercial Driver License with clean driving record.
  • Working knowledge of construction and handyman repair techniques.  
  • Experience in the following areas: electrical, plumbing, heating/air conditioning and equipment associated with trades.
  • Ability to push or carry objects. This role involves physical activity necessary for the execution of job responsibilities.
  • Experience working with hand and power tools, materials and equipment associated with construction related trades.
  • Demonstrated communication skills and ability to work independently.  
  • Use of MS Office Word and Outlook.  
  • Use of two-way radios and iPhone.
  • New York City residence is required within 180 days of hire. 
Salary Range
$52,000$54,000 USD
